Kuje is emerging as one of Abuja’s new investment corridors as improved road infrastructure, rising residential demand and renewed government spending reshape the satellite district.
Against this backdrop, Wisdom Kwati Smart City PLC has unveiled Usulo City, a ₦500 billion master-planned residential and mixed-use development which the company describes as Africa’s first wellness city.
The project occupies approximately 300 hectares and will combine residential neighbourhoods with commercial, healthcare, hospitality and recreational facilities.
The developer said the project is conceived as a long-term integrated urban development, with wellness at the centre of its master plan.
Recent infrastructure investments by the Federal Capital Territory Administration have improved connectivity between Kuje and central Abuja. Projects including the Idu–Zuba Road, Airport–Kuje Road and Kuje–Gwagwalada Dual Carriageway have improved access to the district and strengthened its appeal for residential and commercial development.
Speaking at the launch, Chairman of Wisdom Kwati Smart City, Wisdom Kwati, said the decision to locate the project in Kuje was influenced by the area’s infrastructure development and long-term growth prospects.
“Every major city reaches a defining moment when infrastructure, vision and private investment begin to align. We believe Kuje is approaching that point, and Usulo City represents our contribution to shaping what comes next,” he said.
The development is planned across 10 phases and will feature residential communities, a golf course, artificial beach, shopping and entertainment facilities, schools, healthcare services, an independent power plant, hospitality assets and other commercial infrastructure.
According to the company, the master plan is built around the concept of wellness, integrating healthcare, recreation, green spaces and modern infrastructure into everyday living.
The Managing Director, Zara Kwati, said the company aimed to create a development capable of supporting quality living while generating sustained economic activity.
“Cities are no longer measured only by the number of houses they deliver. They are increasingly judged by how well they support businesses, families and communities over time. That thinking has shaped every stage of our planning for Usulo City,” she said.
Beyond residential development, the company expects the project to create jobs during construction and attract businesses, service providers and institutional investors as successive phases are completed.
However, the company acknowledged that effective execution would be critical to achieving the project’s ambitions.
The Chief Operating Officer, Baba Yakubu Ballah, said the company was prioritising infrastructure delivery before residential occupation.
“Our immediate focus is establishing the core infrastructure that gives investors confidence. Roads, utilities and essential services will form the foundation upon which every subsequent phase is delivered,” he said.
The launch comes as government infrastructure projects continue to reshape Abuja’s satellite districts and drive urban expansion.
With several projects under construction along the Kuje corridor, developers are increasingly positioning the area for long-term residential and commercial growth.
If delivered as planned, Usulo City could become one of the largest private real estate developments on the Kuje axis, reflecting growing investor interest in the district’s development potential.
